Capitol VistaAffordable Mixed-Use Multi-family DC
106,000 SF, 12 stories, 104 units
About this Project
Capital Vista is an interpretation of Manhattan’s Flatiron Building in Ward 6 of Washington, D.C. – the world’s first LEED Platinum city. INTUS Supera windows are throughout this 12-story energy efficient affordable rental apartment complex. In addition to the sustainable design and building materials, residents are encouraged to live a low carbon lifestyle through public transportation, Capital Bikeshare incentives, and bike storage. With four Metro stations and bus routes nearby and the myriad of shops and business in the neighborhood, residents will still have quiet units from INTUS sound abating windows.
This 106,000 SF building will have a game room, gym, rooftop terrace, for tenants of the 104 units. Sixteen of the units will be for households earning up to 30 and 50 percent AMI and the remaining units will be for households earning up to 60 percent AMI. Once a city-owned triangular parking deck, this new building will help fill the shortage of affordable housing in the District. The 3,000 SF street level retail will add to the convenience to this area between NoMA and Mount Vernon Traingle.
The Capitol Vista affordable housing community is $50.7 million development made possible through a collaboration of DC Government agencies, including the Office of the Deputy Mayor for Planning and Economic Development, the DC Department of Housing and Community Development, the DC Housing Finance Agency, and DC Housing Authority. Voltron Community Partners comprised of Dantes Partners LLC, Spectrum Management LLC, The Menkiti Group and Bailey Real Estate Holdings, will develop the project.
“As our city continues to grow and prosper, my Administration has remained laser-focused on ensuring residents of all backgrounds and income levels have access to safe and affordable places to live across all eight wards,” said Mayor Bowser. “Capitol Vista is an example of how we are meeting the diverse housing needs of Washingtonians and creating pathways to the middle class at the same time.” – Dantes Partners. This is the third affordable housing complex announced in the past 4 months just in this particular area of Northwest DC.
